The primary duties of the Director of Purchasing include overseeing the entire Purchasing department function, establishing purchasing strategies, negotiating pricing, contracts, and payment terms, and building and maintaining vendor relationships.  


Tasks


Purchasing/Inventory

  • Manage and mentor a dynamic team of purchasing professionals
  • Establish and implement purchasing strategies, policies, and procedures
  • Collaborate with Plant Management to establish inventory safety stock levels, reorder amounts, and lead times for all materials and finished products
  • Report to management the measureable status of progress and corrective actions as it pertains to supplier performance
  • Negotiate and execute purchase orders or vendor contracts as needed to support business needs
  • Manage material flow to insure inventory is maintained to the optimum level to support on time deliveries while keeping inventory holdings at the appropriate levels
  • Strategically develop and implement commodity/supply chain strategies
  • Lead product development commodity strategies in line with company initiatives to improve supply chain efficiencies
  • Drive usage of cost models to validate commodity strategies and to understand significant cost drivers


Vendor Partnerships

  • Manage all activities that develop relationships with suppliers
  • Negotiate pricing, contracts, and payment terms with suppliers
  • Review and resolve any discrepancies with supplier invoices, grievances, claims, conflicts, product non-conformance or quality issues
  • Negotiate pricing, contracts, and payment terms with suppliers
  • Arrange supplier meetings with appropriate Ameritex Homes personnel to review and resolve problems or issues as needed
  • Develop an overall vendor base which creates and sustains a competitive advantage
  • Provide support to different departments as required to meet target costs and establish cost models
  • Manage materials savings initiatives in line with profit plan and overall business objectives 


Leadership

  • Manage purchasing department
  • Ensure employees have clear direction and goal 
  • Coach and mentor employees
  • Ensure outcomes and deliverables are complete
  • Set policies and procedures as needed
  • Ensure organization is compliant and reduce financial risk
  • Promote company relationships with homebuilders
  • Promote job safety and encourage safe working practices with all employees and trade contractors
  • A good listener and able to be helpful in conflict resolutions between employees, other trade contractors, material suppliers and any other agencies should it be required
  • Involvement on managerial oversight of homes
  • Other duties as assigned


Knowledge

  • Construction knowledge
  • High level of understanding of the system applications in one or more homebuilding software packages
  • Understanding of the Local Code, OSHA Guidelines, and other applicable building codes and practices
  • Solid understanding of generally accepted purchasing principles and practices
  • Working knowledge of house building and construction material purchasing
  • Knowledge of commodity supply chain practices and principles


Skills and Abilities

  • Ability to negotiate in a cost transparent environment
  • Ability to develop and improve vendor partnerships
  • Strong excel skills (lookups, if statements, conditional formatting, etc.
  • Ability to work in continuous improvement environment
  • Detail oriented and able to manage large amounts of data


Education & Experience

  • Bachelor's Degree in Construction or related field; experience in lieu of degree may be accepted
  • 5-10 years’ progressive experience in Purchasing & Sourcing with extensive experience in constructions industry, preferably in a strategic setting in a mid to large size organization
  • Minimum 5 years in a leadership position
  • Home building or related construction/real estate industry experience preferred
