Purpose
Reporting to the Director of Sales & Leasing, this position is directly responsible for the selling of Ameritex Homes to consumers and investors as well as the development of the sales and leasing counselorsThe primary goal of the Sales Manager is to maximize sales and leasing goals by continually recruiting, developing and training the sales and leasing team.  
 

Sales 

  • Effectively communicate the company’s value proposition, product vision and capabilities to potential customers 
  • Uncover and understand customer goals and challenges then establishes Ameritex Homes’ as the best solution available 
  • Overcome objections and closes for the sale 
  • Maintains accurate documentation of transaction 
  • Continually source new sales opportunities 
  • Creates and provides to management a marketing plan for establishing new customer relationships 
  • Networks and performs outreach to realtors 
  • Manages time efficiently, meet sales goals and works effectively  
  • Maintains and expands database of prospects 
  • Develops and maintains good rapport with prospective customers, realtors, and team members 
  • Ensure consistent, profitable growth in sales revenues through positive planning
  • Sells the company’s product in a manner consistent with company policy and at a volume that meets or exceeds set quotas 
  • Identify objectives, strategies, and action plans to improve short and long term sales and earnings 
  • Utilize objectives to ensure sales & leasing staff maximizes their potential
  • Establishes realtor relations through marketing, frequent office visits, phone and e-mail follow-up 
  • Attends or hosts events to promote product/network 
  • Provide expertise in leveraging technology tools and systems 
  • Collect data and conduct competitive analysis used for neighborhood positioning  
  • Demonstrate a thorough knowledge of the company’s product and markets 
  • Know and own sales and marketing expenses to keep them at or below annual budget amounts 
  • Achieve forecasted sales by following the created written plan of action
  • Understand departmental financial data to determine department’s monthly activity
  • Manage Complaints from Customers and Sales Agents 
  • Constructively solve or supervise the handling of all customer complaints
  • Coach staff to address complaints effectively
Sales Staff  
  • Participates in weekly sales meetings 

  • Sales Training and Development of Sales & Leasing Talent 

  • Build and maintain a disciplined sales force that sells & leases homes, enhances operational efficiency with clean contracts and promotes customer satisfaction

  • Leverage the approved Lender Marketing Agreements to utilize the best programs to provide customers with competitive financing options 

  • Ensure competitive pricing and product in all communities – chart competition monthly & price to market

  • Offer the staff the coaching, counseling, advice, support, motivation or information they need in order to help them meet their sales objectives

  • Ensure staff is doing everything they should be doing to successfully sell the product

  • Provide recruiting, hiring and retention of sales talent 

  • Other duties as assigned  

Skills and Abilities  

  • Energetic, self-motivated and customer-driven individual who approaches challenges with enthusiasm and a positive attitude 

  • Proven leadership and ability to drive sales teams 

  • Proficient in Microsoft Office Suite and other PC applications required in the job 
  • Managing one's own time and the time of others 
  • Excellent oral and written communication skills 
  •  

Education & Experience  

  • Must possess a passion for winning and is relentless in the pursuit of excellence

  • Bachelor’s degree preferably in real estate, finance, marketing, or business administration; experience in lieu of degree may be accepted 

  • Minimum 3 years’ experience in new home sales 

  • Minimum 3 years’ experience in sales management 

  • Prior experience as a sales/marketing manager with a volume builder preferred  

  • Prior leasing experience preferred 

  • Computer Literacy with proficiency in CRM/Sales Performance Management systems 

  • Market analysis skills
